This includes the direct supervision of all related maintenance and repair activity, union and non-union personnel, as well as accomplishing goals for quality and customer satisfaction.1.Direct workers (maintenance mechanics, helpers, and repair crews) concerned with maintenance and repair projects. 2. Supervise routing (loading jobs, appropriate backups, and 100% jobs). Determine the layout for the best geographical service routes coupled with manpower qualifications to keep travel time and expenses to a minimum. 3. Supervise escalator clean downs and annual cracked step inspections. 4. Review material orders. Minimize overnight shipments. 5. Review callbacks daily. Assure that mechanics comply with check out procedure (the time the job was completed and the callback code). 6. Complete quality audits and customer contacts one day a week. Audit jobs, visit with customer, and complete appropriate forms. Review information with the route mechanic. 7. Conduct service meetings once a month outside of the meetings with the Service Manager. Deliver checks once a month and meet with the field men. 8. Review outstanding repairs with the Repair Supervisor to assure accurate scheduling and completion of all repairs. 9. Ensure all time tickets are accurate. Check and approve all service time tickets and invoices for vendor’s materials. 10. Contact and update customers when units are left shut down for repairs or parts. 11. Perform other duties as assigned. Additional Responsibilities: 1. Inspect all maintenance job sites periodically to insure that they are being maintained in accordance with KONE Inc. policies and standards. 2. Assure regular examinations made on all jobs comply with contract agreement. This also includes the free service period of a new installation and modernization. 3. Maintain inventory to insure proper parts are available for maintenance. Review the 1200 inventory periodically to insure that all parts are properly checked out of inventory. Maintain required tools in tool inventory to efficiently and profitably complete maintenance and repair jobs. 4. Assist the Service Manager with recommendations for hiring and training of maintenance and repair personnel. 5. Order materials for repair jobs to be available for crews when work is scheduled. 6. Check Service and Work Orders and final processing of completion notices to insure that all time, purchase orders, and material orders are posted before approving for billing. 7. Review all IBM contractual service reports to insure proper gross profit level (45-50%).
